Frequently Asked Questions
How Does Guaranteed Rent Work?
We sign a long-term lease with you and become your tenant. You receive a fixed monthly rental payment, regardless of whether your property is occupied or not. We then manage the property fully and rent it to vetted guests.
You get consistent, hands-off income with zero voids and zero stress.
Who Is Actually Living In My Property?
Depending on your property and local licensing, we place either working professionals, corporate tenants, or pre-screened guests. We never house DSS or high-risk tenants, and no stays of less than 3 days. Everyone is fully vetted, and we maintain high standards throughout their stay.
Who Pays For Repairs And Maintenance?
We cover the cost of general day-to-day maintenance. You only cover major structural issues like the roof, boiler, or major electrical work - just as you would with a standard let.
Is There A Set-Up Fee Or Any Hidden Costs?
No - there are no set up fees, hidden charges, or commissions. We cover the cost of onboarding and the day to day management of the property. You simply receieve your rent on time, every month.
What Repairs Do You Cover?
We Cover:
- Minor repairs (e.g. door handles, light bulbs, loose fittings)
- Guest-reported issues that require quick fixes
- Coordination of regular cleaning and basic maintenance
- Reporting and monitoring of wear and tear
We Don't Cover:
- Electrical work (e.g. rewiring, fuse box issues)
- Plumbing beyond basic fixes (e.g. burst pipes, boiler repairs)
- Structural repairs (e.g. damp, roofing, foundation issues)
- Gas-related maintenance or installations
How Quickly Can You Start Managing My Property?
We can usually get started within 7-14 days, depending on property access and readiness. After a short assessment and agreement signing, we begin the onboarding process immediately.
What If I Want To Sell My Property During The Contract?
We offer flexibility. If you decide to sell, we may be interested in buying your property ourselves or help you transition to a new buyer. This would be discussed in the initial consultation, because we aim to work with you, not against you.
